New record: prices per square meter in Pest are above one million

Of course, not yet in all market segments, but in the case of brick-built apartments, we crossed the psychological limit by the beginning of March. According to Duna House data, the average price per square meter of used brick-built apartments in the capital’s districts was between HUF 558,000 and HUF 1.3 million based on the transactions of the first two months.

According to their analysis, three factors cause the price increase:

  • the improvement of the economic situation,
  • the falling interest rate path and
  • renewed state subsidies.

An average brick apartment changed hands for HUF 56.5 million. In addition to rising demand, the number of transactions has also increased, so it is expected that housing prices in Budapest will continue to rise.

According to the real estate management company, the most affordable district of Budapest is the XIX. district, with a price of HUF 558,000/square meter, and the most expensive district I with HUF 1.3 million. The difference is therefore two and a half times between the average square meter prices of the cheapest and most expensive districts of Budapest.

In the first two months of 2024, according to Duna House, the XIX, XXIII and XX and the XXI. district is the most affordable: with prices per square meter between HUF 558,000 and HUF 602,000.
