Airbnb and taxation

If you only read one article about this, make it this one.

Airbnb is a short-term, typically touristic, accommodation brokerage site. It is becoming more and more popular worldwide, so owners are using this site more and more frequently for their properties. But it doesn’t really matter how.

Let’s assume you have the property (if you don’t, we’ll help).

Let’s assume that it is tastefully decorated (if not, we’ll help).

Let’s assume that you have declared your activity at the notary, obtained the appropriate permit and know whether it is required in the given region and, if so, how much IFA you have to pay (if not, we will help you).

Now you just have to choose a “tax reserve”. Airbnbing is a taxable activity in Hungary. So here are your options:
– itemized flat-rate taxation (for a maximum of 3 properties, up to HUF 12 million per year),
– itemized cost accounting,
– application of a ten percent cost ratio.
