…to the person you entrust with the sale of your property.
We have already talked about why it is worth entrusting the utilization of a property to a professional. (We will, too.) But not yet on how to choose a good specialist. An online review or recommendation can go a long way in finding someone who has already suited others. But how do you know it will suit you? Ask him 5 questions:
1. How will you determine the value of your property?
A trained professional will be able to explain to you exactly why your property is worth as much as he says it is. Of course, the location, the condition of the building, and the usability of your property will largely determine the price, but it is important that the prepared specialist can support his calculation with arguments and examples. If you feel uncertain about this, do not entrust the task to him.
2. How do you plan to sell your property?
A good and flexible sales plan is the best way to sell your property on time and at the right price. That is why it is essential that your appointed specialist has a precise idea of the surfaces on which and with which qualities he will sell it. If this plan is not developed enough or not flexible enough, find another expert.
3. Do you know the area around your property?
Although this question may not seem important at first, it is very important. Most buyers often decide between two properties of the same quality based on very small details. Does your specialist know, for example, that there is only a zebra in front of the nearby school, but no traffic lights? Do you know how long the terraces can be open? Test before you trust.
4. Will you work with him or a team?
Most real estate market experts do not work alone these days, but it is good to clarify this in advance. In the case of a team, it is important to know who is responsible for what, who will keep in touch with you. Ask for detailed information and only entrust them with clear powers.
5. How will you keep in touch?
It is important that the way you communicate is adapted to your needs. Email, phone or text message? Make it clear! Also, how long you will usually have to wait for a response, or how to indicate if something is urgent for you. Apparently, this question is unimportant, but it is very important: you will have many questions during the trip, to which you expect a reassuring answer.
It doesn’t matter if it arrives.
