If you only read one thing about CSOK Plusz, it should be this one

From January 1, 2024, CSOK Plusz, the state program that supports the purchase of housing for people living in towns with over 5,000 people, will be available. Under the new rules, you can apply for a low-interest loan rather than a subsidy, which you should definitely know about:

• it requires certified income;

• you can get it based on a credit assessment;

• the interest is subsidized by the state, so you will have to pay less for it;

• you have to have a new child, you cannot apply for an existing child, only if the baby is already “on the way” or you are waiting for adoption;

• the loan amount that can be borrowed depends on the number of existing and assumed children:

1. In case of 1 arriving child: HUF 15 million,

2. In the case of 1 existing and 1 arriving child: HUF 30 million,

3. In case of 2 existing and one arriving child: HUF 50 million,

• can only be used by spouses, not singles and cohabitants;

• in the event of the birth of the second and all subsequent children, the state will waive HUF 10 million from the debt;

• the interest rate on the loan is fixed throughout, at a maximum of 3%, for a maximum term of 25 years;

• capital does not have to be repaid in the first year, it only starts from the second year;

• a one-year moratorium can be requested after the birth of the first child;

• in case of the purchase of the first property, the value of the property can be a maximum of HUF 80 million, and 10% self-reliance will be sufficient;

• in case of expansion or purchase of a new property, the value of the property may be a maximum of HUF 150 million;

• in case of CSOK Plusz properties, the 4% duty tax will have to be paid on the part of the purchase price exceeding HUF 80 million;

• in case of Village CSOK real estate, the tax exemption remains, without any purchase price restrictions;

• it will not be possible to apply for land purchase, this option is only available this year, based on the current CSOK rules;

• the maximum age of the wife at the time of application can be 41, but older women who are certified pregnant or adopt between January 1, 2024 and December 31, 2025 can also apply until December 31, 2025;

• the condition of the request will be a 2-year continuous TB legal relationship, with a maximum of 30 days interruption ·    

the discount loan program can be combined with the Village CSOK, that is, it can be used throughout the country, even in small settlements with less than 5,000 inhabitants;

• in case of incompletely submitted applications, it will be possible to fill in the gaps within 10 working days.
